Before you begin designing the inside of your custom home, you need to purchase the lot. How much you spend on your new home highly depends on your financial investment in the land.

Learn About the Neighborhood 

Like any new home purchase, a custom build is a significant investment. You'll want to know about the area you're considering building in to understand the prices of the local housing market. Other questions to ask include: 

  • What are the average utility costs? 
  • What is the median income level? 
  • What is the crime rate? 
  • How is the school system? 

Make a list of questions and keep investigating until you have all the necessary answers. 

Every lot will have pros and cons, so be willing to practice flexibility with your checklist. The more research you conduct and the more thought you put into it, the more likely your custom build will succeed.  

Visit the Lot in Person 

It's easy to find photographs of vacant lots on the internet. But pictures don't always do the subject justice. You need to see the surrounding land and homes with your own eyes. Try to visualize whether you'll have adequate space for the home you want, leaving you with a big enough yard.

It's helpful to bring a friend or family member along to provide a different perspective. They may see things you miss or have ideas you've never envisioned. If you can, talk to the neighbors to learn more about the neighborhood.  

Consider Your Desired Lifestyle 

Ask yourself what kind of lifestyle you intend to have. Do you want a busy area with plenty of available family activities or a quiet place for complete relaxation? How you plan to spend your time outdoors may factor into your final choice for your lot. 

If you have children, you may want a big yard to create a safe play area. Maybe you enjoy gardening and need adequate space for planting. Don't forget to consider your hobbies or future plans. 

History of the Property
